Contract to Close Transaction Coordination
Full Service transaction coordination is $400 for either buyer or seller representation or $525 for a double end deal. If a deal does not close, you pay us nothing.
Here is a complete list of what we do from the time we open the file until closing day. If you are interested in a service you don’t see here or want to customize your package, just ask and we will do our best to accommodate your needs.
Upon Opening your file
Thoroughly review the contract and ensure it is fully executed with all signatures, initials and dates.
Make sure any applicable addenda, broker specific forms, and seller's disclosures are included and signed.
Send executed documents your client, agent, title, and mortgage company if applicable.
Send introductory email with party introductions, detailed transaction timeline, and explanation of TC duties.
Ensure initial deposit is made and obtain escrow letter.
Agent Responsibilities
Provide us with your fully executed contract.
Schedule and attend appointments (inspection, appraisal, and final walk-through, closing).
Negotiate potential changes to the contract (we will make the changes/prepare addenda and obtain signatures).
Communicate contingency removals with your client (we will send you reminders of deadlines)
Remove your belongings from the property (lockbox, sign, fliers, etc). If sign and post were installed by a third party company we will contact them to have it removed.
Throughout the transaction
Track the contract's timeline and ensure deadlines are met (loan commitment, inspection period, escrow due dates, title commitment).
Obtain HOA contact information, application, and bylaws.
Ensure the buyer submits HOA application and obtain approval letter if applicable.
Confirm date/time of home inspection and confirm utilities will be turned on.
Confirm date/time of appraisal.
Prepare additional addenda as needed (price reductions, repairs, extensions, etc.)
Maintain regular contact with cooperating agent, title company, HOA, and loan officer for status updates and outstanding items.
At closing time
Confirm date/time of final walk through and closing.
Coordinate outgoing wires from escrow.
Ensure that the client received the title company’s wire instructions.
Submit file to your office for compliance.
Ensure client has utility transfer information.

Other Services Offered
Fees for these services are due upfront/upon invoice and are not subject to contract acceptance or closing.
Listing Management - $175 per listing
Input listing into MLS with photos and any PDF attachments requested by Agent.
Enter showing instructions into Showingtime.
Review listing agreement to ensure it is complete and required disclosures are included.
Submit to your office for compliance.
Obtain HOA application procedures, rules and regulations, and other pertinent information.
Make changes in MLS throughout the transaction (price changes, open houses, extensions, status changes, new photos, etc.)
Agent to provide executed listing agreement and MLS input sheet.
Contract Preparation - $50 for a offer/$30 for a listing agreement
Prepare the contract or listing agreement along with applicable addenda.
Revise the contract and obtain initials if a counter offer is received (revisions will be made only one time).
If accepted, review the contract and ensure it is fully executed by both sides.
Agent must provide all terms and approve in writing before it is sent to the client.
